    Legacy & Family

Your home is more than real estate.

For most families, the home is a lifetime of memories, one of their largest financial assets, and often the piece that funds retirement, long-term care, or a legacy. Selling it, keeping it, or passing it on should never happen in isolation.

What is Real Estate & Home Transition Planning?

A coordinated planning process that evaluates the sale, downsizing, or transfer of a home alongside your retirement income, tax situation, Medicare, long-term care, and estate plan so every decision supports the overall strategy.

Our approach: informed decisions, not rushed ones

Before we talk about selling anything, we help families evaluate the bigger picture. A home decision made in isolation can quietly undo years of retirement planning. So we ask the questions that matter first.

Does selling the home actually make financial sense right now?

Should the property stay in the family, and for whom?

Would a trust help protect the home for future generations?

Is downsizing the right decision, or does aging in place win?

How will a sale affect your retirement income and Social Security?

What happens if long-term care becomes necessary?

What are the capital gains and step-up-in-basis tax implications?

How does this decision fit into your overall legacy plan?

    Services we coordinate

Real estate is rarely just a real estate transaction. Every one of these pieces is planned around your income, your family, and your legacy.

    Home Sales

Whether the home is move-in ready or needs repairs, we help you weigh the strategy that maximizes value without piling stress on the family.

    Downsizing Planning

Evaluate housing options and coordinate the transition to a home that fits your lifestyle today and your health, mobility, and income needs tomorrow.

    Trust & Estate Coordination

We don't draft legal documents, but we work alongside experienced estate attorneys to explore revocable and irrevocable trusts, asset protection, probate avoidance, and beneficiary reviews.

    Retirement Housing Decisions

Aging in place, moving closer to family, relocating to a lower-tax state, or transitioning into independent or assisted living. We help you see the financial impact of each path before you commit.

    Family Coordination

Big decisions involve multiple people. We help facilitate conversations between you, adult children, attorneys, accountants, lenders, title companies, and real estate specialists so everyone is rowing the same direction.

    A team-based approach

One real estate decision can ripple through seven other parts of your life. That's why we bring these conversations together under one coordinated planning process.

    Retirement income
    Medicare planning
    Long-term care funding
    Estate planning
    Tax strategy
    Insurance needs
    Family wealth transfer

"Our commitment isn't simply to help you buy or sell a home. It's to help you make confident decisions that protect your family, preserve your wealth, and support the life you've worked so hard to build."

    What we coordinate with others

    • • Legal drafting of trusts, wills, and deeds (attorneys)

    Common questions

Are you a real estate agent or a financial advisor?

Both. Stanley Gauss holds NJ Real Estate License #2293904 and Life Insurance NPN #20792835. That means we can look at your home decision through a financial planning lens instead of a commission lens.

Do you draft trusts or wills?

No. We do not practice law. We collaborate with experienced estate planning attorneys and coordinate the financial and real estate pieces so your legal documents match the plan.

What if I don't want to sell?

That's often the right answer. We help families evaluate keeping the home, transferring it to heirs, funding long-term care around it, or borrowing against it. Not every conversation ends in a sale.

    How are you paid?

It depends on the service. Insurance and annuity work is paid by the carrier, real estate is paid at closing on the standard commission structure, and financial coordination conversations are free.

One home. One family. One coordinated plan.

Before you list, before you downsize, before you sign anything, let's make sure the decision protects everything else you've built.
